Datuk Wira Joey Lim Hock Guan is an Executive Director of LBS Bina Group Berhad (LBS), one of Malaysia’s leading property developers. As Executive Director, Datuk Wira Joey leads the company’s projects in the Klang Valley and supports the Managing Director, Tan Sri Lim Hock San in steering LBS towards its vision of becoming one of Malaysia’s most trusted property developers.
Growing up, Datuk Wira Joey was inspired by the humble beginnings of the company and the amount of hard work put into establishing the family business, started by his father, Dato’ Seri Lim Bock Seng. LBS, which started as a construction company in the 1980s, firmly established itself as a property developer in 1992 when the company delivered its first project, the Jelapang Maju Light Industrial Park in Ipoh, Perak.
The strong desire to help build the family’s business prompted Datuk Wira Joey to pursue studies in Civil Engineering at the Tennessee Technology University in the United States of America. Upon his graduation in 1986, he returned to Malaysia to begin his career as a Civil Engineer with LBS. He was involved in many notable LBS projects, including Taman Perindustrian Bukit Serdang Seksyen and Taman Pinggiran Putra, Serdang in Selangor. Following his contribution to the growth and success of LBS, Datuk Wira Joey was appointed Executive Director of LBS on 6 December 2001. The appointment accorded him with significant responsibilities in further strengthening LBS’ position as one of Malaysia’s leading property developers.
Today, Datuk Wira Joey brings with him 20 years of extensive experience in the property development and construction sectors. As an Executive Director of LBS, he is one of the major driving forces behind the successful implementation of residential and commercial development projects in the Klang Valley. Datuk Wira Joey contributes significantly to the development of several high profile development projects, which include the award winning flagship, Bandar Saujana Putra (BSP) Township.
The BSP Township was developed with three main pillars, namely value for money, connectivity and a communal environment. Launched in 2003, the township started with medium low cost homes and retail units. LBS then proceeded to expand the township by including urban single and double-storey homes complemented by the BSP Business Park in 2009 to meet the residents’ retail needs. This was followed by the launch of BSP Avenue comprising medium high-end cluster link and semi-detached homes nestled in a guarded community. LBS completed the landed development within the township with the launch of Royal Ivory 2 and Royal Garden. Keeping up with the needs of Malaysian home buyers, LBS proceeded to develop its first high-rise development, BSP Skypark in 2013. The development comprises 24-storey serviced residences complete with retail facilities. More recently, LBS launched its second high-rise development, BSP21 in 2014. Not stopping there, Datuk Wira Joey will be responsible to deliver an upcoming proposed 56-acre commercial development located in the heart of BSP. BSP is a township nearing completion. BSP’s current population is about 30,000 and the demand for properties in the township continues to be strong.
BSP has received recognition including the Five Star Development Marketing, Malaysia Award at the Asia Pacific Property Awards (APPA) in 2015. The township’s signature development BSP21 has also bagged multiple awards which include the Highly Commended Apartment, Malaysia Award at the APPA in 2015 and the Highly Recommended recognition for Best Mid-Range Condo Development (Central Malaysia) Award at the recent South East Asia Property Award in 2016. Other developments under the purview of Datuk Wira Joey include the Group’s Flagship high-end development, D’ Island Residence in Puchong and the Telok Gong Industrial Park. He is also overseeing the implementation of the well-received Desiran Bayu residential project in Puchong and the development of the Alam Awana Industrial Park in Shah Alam.
In addition to his responsibilities as Executive Director of LBS, Datuk Wira Joey is also a member of the group’s Risk Management Committee, which assumes overall responsibility for the group’s system of internal control and for reviewing its adequacy and integrity. He is also a member of the Employee Share Option Scheme (ESOS) Committee. Datuk Wira Joey’s unwavering dedication to LBS has earned him the trust to lead several companies under LBS. He sits on the Board of several subsidiary companies, including Astana Modal (M) Sdn Bhd, Cergas Asal (M) Sdn Bhd, and MITC Engineering Sdn Bhd. He is also a Non-Executive Director of Zhuhai Holdings Investment Group Limited a company listed on the Main Board of the Hong Kong Stock Exchange.
Datuk Wira Joey is also actively involved in community work. He is recognised for his active involvement in various community organisations, including as a committee member of Rumah Berhala Leng Tien Keong, Kajang, the Sungai Way Old Folks Homes, Selangor, the Selangor & Kuala Lumpur Lim Clansmen Association and the Melaka Guangdong Investment Committee (MAGIC). He is also a member of the Council of Justices of Peace of Selangor and the Malaysia Japan Economic Associations (MAJECA). Datuk Wira Joey is the president of the Sungai Way Hokkien Association, the president of Selangor Petaling Business & Industry Association and the vice president of the Malaysia-Guangdong Chamber of Investment Promotion (MGCIP). Datuk Wira Joey is also a strong supporter of various community activities. In 2015 alone, he contributed to the Kuala Langat District Football Association, the Royal Malaysian Police Melaka Contingent Football Team and the Charity Golf Tournament organized by Sahabat Alam Sekitar Malaysia (SAS). Realizing the importance of education, Datuk Wira Joey also contributed to Sekolah Rendah Raudhatul Azim, Melaka, Sekolah Jenis Kebangsaan (C) Yuk Chai, Kelantan and Persatuan Generasi Warisan Negeri Melaka’s Education and Welfare Fund.
In his free time, Datuk Wira Joey enjoys golfing as he finds it an ideal way to bond with his family and friends while staying healthy. He is also an avid traveler, having visited over 50 countries.
As the Chinese saying goes, “It is easy to start a business, but tough to sustain a family business”. Not one to rest on his laurels, Datuk Wira Joey believes in the importance of being driven and focused in working towards one’s goals as well as being receptive to rapid changes and adapting accordingly. Common sense and practicality have been the core values Datuk Wira Joey injects into everything he does be it in developing layouts for living spaces, developing solutions or making decisions as an Executive Director.
His hope for young aspiring entrepreneurs is for them to be bold and confident in presenting their views while remaining humble enough to continue learning from more experienced individuals. Moving forward, he emphasizes on proactively seeking opportunities and ventures to strengthen the LBS brand and earn the trust of the property market.
